What's the Best Flooring for a Lake House?

The best flooring for a lake house is luxury vinyl plank, and we say that as a shop that has sold and installed every kind of floor since 1970. LVP is waterproof, it shrugs off wet swimsuits and dripping dogs, and it's the most affordable of the floors that can honestly live next to water. Why LVP is the best flooring next to water

A lake house floor gets treated differently than any other floor, and it should. The whole point of the place is going in and out of the water. Kids come through in wet swimsuits. The dog shakes off at the door. Towels land where they land. A floor that makes you manage all of that isn't serving the house, it's running it.

Luxury vinyl plank is 100% waterproof through the plank itself. Not water-resistant, waterproof: the core is vinyl and won't swell, cup, or stain from surface water the way wood and laminate will. You come in off the dock, you drip, you wipe it up whenever you get to it. That's the correct amount of worry for a lake house floor, which is none.

If you plan on wearing out a boat or a jet ski, put LVP in the house.

Does luxury vinyl plank look fake?

Not anymore, and this surprises people who remember the vinyl of twenty years ago. The product has evolved to the point where guests will kneel down and touch the floor before they believe it isn't wood. Good planks pair a high-resolution woodgrain print with embossed texture that follows the grain, so it feels like what it shows. There's real thickness underfoot, and vinyl is noticeably warmer to bare feet than tile. Bare feet are most of what a lake house floor sees from May to September.

What about lake humidity?

This is the part most flooring advice skips, and it matters more on the water than anywhere else. East Tennessee already swings from humid summers to dry winter heat, and a house sitting on a lake lives at the humid end of that range. Floors expand and contract with those swings, and a floor that can't move gracefully will gap, peak, or click apart.

Where hardwood and carpet still belong in a lake house

We've been installing hardwood since 1970 and we love it, so here's the honest boundary: keep it away from the water door. In a lake house, hardwood makes sense in an upstairs, a study, or a bedroom wing where wet traffic never goes. On the main floor, between the kitchen and the dock, it's the wrong tool no matter how good it looks on day one.

Carpet still finishes bedrooms right. Warm, quiet, and nobody walks in from the lake wearing flippers. A very common lake-house package for us is WPC through the whole main level and carpet in the bedrooms.

What does lake house flooring cost?

LVP is the most affordable of the floors that genuinely belong next to water.
